Site Selection

Site Selection

The built environment places tremendous strain on environmental and municipal systems, in addition to generating higher than needed operating costs for building owners. Taking the following items into consideration when selecting a site can help create a more efficient and cost-effective solution.

Considerations

Transportation Connections
Often, more energy is used commuting to and from a building than the building uses itself. Locating near existing bus and rail transit lines helps lessen energy consumption while creating accessibility for employees.

Neighborhood Density
Development consumes land acreage and requires significant infrastructure. Locating in existing developed areas with moderate density allows for the utilization of existing services and infrastructure that may be in place, while preserving undeveloped land for agriculture and green space.

Site Orientation
The orientation of a building can significantly affect energy consumption. The ability to utilize natural daylight, views, and solar/wind potential should be considered.

Natural Space Preservation
Preserving natural space around a building not only provides an aesthetically pleasing environment, but it can also help with storm water management.

Existing Buildings
25% of landfill waste is produced by existing buildings that we throw-away. Often, existing buildings have architectural character and are located in areas that contain the infrastructure necessary to service the building and its occupants.

Brownfields
Brownfields pose tremendous development opportunities, as they can leverage federal and state tax credits, usually exist in areas with infrastructure, and can provide economic catalysts to underinvested areas.

Benefits and Synergy

  • Energy efficiency
  • Daylight
  • Views
  • Storm water management
  • Natural space preservation
